Overall purpose of the role:

Our client, who are leading in the world of Workspace seek a Client Appraiser to be the first point of contact for all potential new clients, able to confidently represent the business with thorough knowledge of inventory, buildings, and products and use this to convert leads into viewings. With up to 90% of all clients coming from intermediaries it is essential that you build strong day to day relationships with these partners, by satisfying their client needs, and constantly looking to win more business.

Main duties and responsibilities of the role

Key Relationships:

- Maintain and build positive relationships with all 3rd party brokers and agents by regular calls, attendance at their centre visits and events as organised by the HOC

- Understanding the key needs of the business as informed via HOC from monthly/weekly meetings

- Work with your fellow Client Coordinators with a positive attitude and willing to support each other to benefit the client’s needs, answering calls, supporting booking in of tours etc


 
Customer Excellence:

- Be an ambassador for the business, delivering excellent customer service on each call by qualifying the client’s needs and requirement and being aware of business portfolio and availability

- Follow up with each enquiry promptly and ensure all enquiries receive a response within the same day, with high value clients receiving a call back within an hour


 
Project Management:

- Manage projects relating to the centres and the business as needed



Relationship building

- Develop closer relationships with key agents / brokers. Understand the most effective way to influence these partners, be that relationship, incentives, or commission, and influence to ensure we gain market share in leads, deals, & rate. 


Lead conversion:

- Ensure optimal enquiries to leads to viewing conversion, whilst maintaining the highest standards of client-orientated service, and achieving all call response SLAs


Collaboration: 

- Close alignment with wider Sales & Marketing team, Centre teams, and agency and broker partners to ensure all activity is integrated, customer focussed, and optimising returns


Market intelligence:

Gain understanding of market (direct competitors and indirect Brokers & Agents) to understand proposition, & pricing with a view to inputting into commercial strategy.



Person Specification:

A self-motivated, dynamic, professional, flexible and resilient individual with the ability to problem solve, delegate, multi-task, plan and organise. With strong communication skills and the ability to work under pressure. Great interpersonal skills, proven track record at building strong working relationships that lead to successful business outcomes.

Desirable experience: At least 2 years’ experience in the Commercial Property sector in general, and ideally experience working closely with, or within an Agent or Broker environment. Serviced office experience also desirable
